These Terms & Conditions govern your use of the Kaaba Luum website and your inquiries, bookings, and communications with us. By using this site or submitting an inquiry, you agree to these terms. Please read them alongside our Privacy Policy.
By using this website or contacting Kaaba Luum, you accept these Terms & Conditions. To inquire about or book a stay, you must be at least 18 years old and able to enter into a binding agreement. If you're booking on behalf of a group, you agree to these terms for yourself and everyone in your party.
Kaaba Luum is a private boutique estate in the Mayan jungle of Quintana Roo, near Tulum, Mexico. We host full-property buyouts for private celebrations and for retreat leaders running their own programs. The specific offerings, capacity, and inclusions available to you are confirmed in the proposal we prepare for your dates and group.
Submitting an inquiry form starts a conversation with our team — it is not a confirmed booking and does not hold any dates. After you reach out, we follow up by email, phone, or text (where you've consented) to understand your plans and, when it's a fit, send a tailored proposal. Dates are held only once we confirm them with you in writing.
A booking is confirmed only once we've agreed on your dates and details in writing and you've paid the deposit set out in your proposal or booking agreement. That agreement specifies the deposit amount, payment schedule, accepted payment methods, and currency. Any remaining balance is due by the dates stated there, and your reservation is not secured until the required payment is received.
Any prices or ranges shown on this website are estimates to help you plan. Your final pricing is set in the written proposal we prepare for you and can vary with your dates, group size, chosen add-ons, and the season. Estimates on the site do not constitute an offer or a guaranteed rate.
Cancellation, rescheduling, and refund terms — including any deadlines and non-refundable amounts — are set out in your proposal or booking agreement and apply to your reservation. We recommend reviewing them before you pay your deposit and considering travel insurance. If you need to change your dates or party size, contact us as early as possible and we'll do our best to help within those terms.
While at Kaaba Luum, guests agree to treat the estate, our team, and one another with respect and to follow the house guidelines and any safety instructions shared on arrival. The estate's stated capacity may not be exceeded without prior written approval. The person who books is responsible for their party's conduct and for any loss or damage they cause beyond normal wear. We may ask guests who create safety risks or seriously breach these terms to leave, without refund.
When you provide your phone number and consent, you agree to receive SMS messages from Kaaba Luum — such as scheduling confirmations and reminders, follow-ups about your inquiry or booking, and important notices about your stay; with separate consent, we may also send occasional marketing texts. Message frequency varies, and message and data rates may apply depending on your carrier and plan. Reply STOP to any message to unsubscribe, or HELP for assistance. This program is available on major U.S. carriers, whose support may vary and who are not responsible for delayed or undelivered messages, and it is intended for individuals 18 or older. Your information is handled in line with our Privacy Policy, and we do not sell or share your mobile number with third parties for their own marketing.
From time to time we, or media partners we engage, may capture photos and video on the estate for Kaaba Luum's own marketing. If you'd prefer that you or your group not be featured, let us know before or during your stay and we'll accommodate the request. Any media you capture during your stay is yours; we ask that you respect the privacy of other guests and our team.
The content on this website — including text, photography, video, the Kaaba Luum name, and branding — belongs to Kaaba Luum or its licensors and is protected by applicable law. You may not copy, reproduce, or reuse it for commercial purposes without our written permission.
Travel and stays at a remote jungle estate involve inherent risks — including those of cenotes, water, wildlife, terrain, and activities such as excursions and wellness offerings. By booking, you accept these risks for yourself and your party and agree to follow all safety guidance. To the fullest extent permitted by law, Kaaba Luum is not liable for personal injury, illness, loss, or property damage except where caused by our gross negligence or willful misconduct, and our total liability will not exceed the amount paid for your stay. We are not responsible for events beyond our reasonable control, including weather, natural events, and travel disruptions.
You agree to indemnify and hold harmless Kaaba Luum and its team from claims, damages, and costs arising out of your use of the estate or this website, your breach of these terms, or the acts of anyone in your party, except to the extent caused by our own gross negligence or willful misconduct.
These terms are governed by the law that applies where Kaaba Luum operates, and any disputes are handled as set out in your booking agreement. Because Kaaba Luum operates in Mexico while many guests are based in the United States, the specific governing law and dispute-resolution process are confirmed in that agreement. We'll always aim to resolve any concern with you directly first.
We may update these Terms & Conditions from time to time. When we do, we'll revise the "Last updated" date above. Changes take effect when posted, and continuing to use the site or services after that means you accept the updated terms. The terms in effect when your booking is confirmed continue to govern that booking.
