MAYAN RIVIERA · Private estate · 16–36 guests

You hold the space.
We run everything else.

Kaaba Luum is a private estate in the Mayan Jungle. Book it and the whole property is yours: four villas, ceremony spaces, a private chef, and a team that runs every logistical detail to your standard, without needing to be managed.

Why this is hard

You built the retreat.
Running the logistics is a second job.

You're teaching while mentally tracking what's happening next. Your attention is split between your people and the itinerary.
A dietary issue becomes your problem between sessions. So does the late driver, missing towel, room question, and schedule change.
You're coordinating five different vendors to create one seamless experience. And your guests don't know how much you're holding behind the scenes.
Money conversations with your own community get awkward fast. Deposits, room tiers, payment plans and “what exactly is included?” all land with you.
You're financially committed before you've sold the retreat. Which means you're carrying the risk while you're also trying to confidently sell the experience.
You created the retreat to hold the room, but somehow you're also running it.

You didn't build this retreat to spend it solving logistics.
‍You built it to lead.

The property

Not a venue rental.
The whole estate. Just your community.

Nine out of ten bookings here are full-property buyouts. Four elemental villas (Fuego, Aire, Agua, and Tierra) sleep up to 32, plus a casita for 4. No other guests, no shared pools, no front desk, no noise restrictions.

The estate, only yours

A private nature preserve. No neighbouring hotels, no light pollution, no outside guests for the length of your stay.

A casita for your facilitators

Sleeps up to four. Your co-teachers, healers and support team have their own space on property.

Built by hand with local materials

Every tree that stood before Kaaba Luum still stands. Built without heavy machinery, in full harmony with the land.

The division of labour

You stay in your genius.

What this means for you

You don't need to sell every ticket to make the numbers work.

On your call with our team we build the real numbers together: your total, your cost per head, your ticket tiers, and the headcount where you break even. You leave with figures and a timeline, not an estimate.

What's possible

You hold the room. You keep the spread.

You set your own ticket prices and keep what your community pays. These three scenarios, from a cautious first retreat to a fully sold-out room, show the range hosts actually work within.

Reserving your dates

A $5,000 booking fee secures your dates.

Peak season runs November through April and often books six to twelve months ahead. Securing your dates gives you the runway to launch, open enrollment, and begin selling your retreat while your remaining balance is spread across your payment schedule.

Option 01

Pay in full

Reserve your dates in one payment.

One payment

your fam trip

Experience Kaaba Luum before your guests do.

You've been walking the Pathway since you booked. This is where it gets real. You're invited to Fam Trip.
Sleep in the Villas. Eat Dorotea's nourishing meals. Sit in the Ether Lounge at night. You come home knowing exactly how your guests will feel because you had the opportunity to experience it first.
‍

Leave with your retreat taking shape.
Sharpen your hosting in workshops that follow the Pathway.
Experience the property as a guest, not a scout.
Meet your on-site team, and the other visionaries walking the same path.
Come home sure of exactly what you're selling.

Invitation-only, after your dates are held.

Wherever you're starting

First retreat or fifteenth. Both are held.

Your first retreat

You have the work and the audience. You've just never run the trip. We build the pricing, the ticket tiers and the enrollment plan with you from zero.

You've run a few

You want a better container, better margins and far less of the operations. We tighten the model and take the logistics off your plate.

You've done this for years

You know exactly what you're doing. You want a property that executes at your standard and a team that doesn't need managing.

“This retreat felt different.”

Derith Avila · her 13th retreat, first fully under her own brand

From hosts who've done this

They brought their people. Then they got to lead.

My co-facilitator and I just completed a beautiful 5-night women’s retreat at Kaaba Luum. From the moment we arrived, the staff made everyone feel genuinely cared for with their warmth, attentiveness, and kindness, helping create an experience where our guests could fully relax and focus on themselves. The food was nourishing and thoughtfully prepared, the rooms were spotless and comfortable, and the entire property carries an energy of peace, love, and intention. It truly provided the perfect environment for rest, reflection, healing, and connection.

I recently hosted my second retreat at Kaaba Luum and know I will be back. The property is beautiful, peaceful and very well kept. There were many beautiful additions since my first trip a year ago. Antonella and Angel went above and beyond to make sure we were well taken care of. There is no easier way to host a retreat.

We recently went to Kaaba Luum with a small group and give it a 5 star experience. We've traveled the world and have stayed in the best resorts around the world. What we experienced at Kaaba Luum, from the exquisite location nestled deep in the jungle with peace and tranquility. To the hands on and attentive service from the hosts, to the waiting staff and chef. Food was incredibly tasty and healthy. Can't say enough and we will be back for sure. Thank you Kaaba Luum

Who this is for

A fit for hosts bringing real groups.

This is built for
Wellness and yoga facilitators
Coaches and mastermind leaders
Breathwork, sound and ceremony practitioners
Teacher trainings and certifications
Hosts bringing 16 to 36 people
This isn't the right fit if
Your group is under 16 guests (ask about half buyout possibility)
You want to book a handful of rooms rather than the property
You need to bring your own catering
You're looking for a venue-only rental with no team

We'd rather tell you now than on the call.

Questions we get all the time

Before you ask.

What does it actually cost?

The full estate starts at $18,000, and most retreats land between $25,000 and $45,000 depending on nights, group size, season and what you build in. Per person that works out to roughly $1,500–$2,500 all in. On your Vision Call we build your real number together.

What if I don't fill it?

Most hosts price tickets between $3,000 and $4,000, which means the maths works well before a sold-out room. Your Host Success Manager builds your ticket tiers and shows you the headcount where you break even, so you know your floor before you ever announce.

Can I bring my own facilitators?

Yes. We have a casita on property that sleeps up to four, so your co-teachers, healers and support team have their own space. You can also draw on our in-house practitioners for anything you'd rather not source yourself.

Do you take a percentage of my ticket sales?

No. You pay for the property and what you build in. What your community pays you is yours.

How do I price my tickets?

Shannon, your Host Success Manager, builds this with you: room-by-room ticket tiers, price points, and your enrollment timeline. Private rooms, shared suites and duo occupancy all price differently, and that mix is where most of your margin comes from.

How many guests can I bring?

Sixteen minimum. Four villas sleep up to 32, and the casita takes you to 36. Every retreat is a full-property buyout.

How far in advance should I book?

Peak season runs November through April and books six to twelve months ahead. Beyond availability, you need dates in hand before you can sell seats, so the earlier you hold, the longer your enrollment runway.

How do my guests get there?

Cancún is a two to three hour direct flight from most of the US and Canada. From the airport it's a 90-minute private shuttle, which we arrange, both ways, for your whole group.

Do you help me promote the retreat?

Yes. Your Host Success Manager works with you on enrollment strategy and promotion, and our in-house media team offers photo and video packages so you leave with content for your next one.

What is a Fam Trip?

An invitation-only trip for hosts who've held dates. You experience the property as a guest before your own retreat.

Your retreat doesn't have to be figured out before you reach out

If you have an audience, an idea, and a season in mind, that's enough. We'll check real availability, build the numbers with you, and show you what your retreat could look like.

We're looking forward to meeting you
