The full-property buyout starts at $18,000, and most celebrations land between $24,000 and $35,000 all in. For a group of 24 over three nights, that's roughly $1,000–$1,450 per guest.

Where most groups land
For comparison: a single hotel room in Tulum runs $300–$600 a night, and that's all it buys. No food or drink, no transfers, no experiences, no one coordinating a thing. Put 24 guests in those rooms for three nights and you're already near $28,000, split across three floors, none of it handled. Here, that same number is the whole estate, the whole team, and the whole trip.
Peak season runs November through April and books six to twelve months ahead. If you have a date in mind, even loosely, tell us now and we'll check it before it goes.

Paying for it
The hardest part of organising a group trip is rarely the amount. It's not knowing it. What is this per person? What about the two sharing a room? How much do I ask for, and when? Once your deposit is in, that's the first thing we sit down and solve with you.
A number for every person
On your onboarding call, your celebrations events manager prices the whole trip with you (per person, per room, per add-on) and maps out what to collect and when. You leave with real figures and a timeline, not an estimate.

We'll build you a custom invitation to send your people (your dates, your celebration, your itinerary) and a short group form that shows you who's actually in before you commit.

Day 01: Ruins, beach & cenote
Slow breakfast, the Tulum ruins above the sea, an afternoon in the turquoise water, then a long candlelit dinner back under the trees.
Day 02: Wellness & sunset
Jungle vinyasa and massages, a live DJ moving through the ether lounge, a catamaran out for golden hour, and a final dinner that turns into a fire ceremony and dancing.
Day 03: Departure
An unhurried last breakfast and shuttles home whenever you're ready.

Recovery breakfast and massages, an afternoon at the cenote beach club, DJ sets into the evening, and a chef's feast with paired mezcal that runs late on the jungle floor.
Day 02: Slow morning & reset
A long jungle brunch, a sound bath and wellness block, easy lunch at Kaaba Luum, and a quiet dinner before the big one.
Day 03: The big day
A yacht day with DJ decks out on the water, a Tulum beach club in the afternoon, a tequila tasting back at the estate, and rooftop dancing that closes with a fire ceremony under the stars.
Day 04: Departure
A light last breakfast and staggered shuttles home.
Questions we get all the time
It depends on your group size. At our 16-guest minimum, the entry point works out to roughly $1,125 each. For a group of 24, the typical range lands around $900–$1,450 per guest depending on season and what you build in. Larger groups generally bring the per-person number down, since the estate is shared across more people.
Common, and workable. Your guests can pay individually, so people can contribute at different levels, and the villas have flexible room configurations, so we can structure tiers within the property. We'll work through it on your first call.
Every celebration is a full-property buyout. We don't split the estate or share it with another group. Sixteen is the point where that makes sense for everyone. If you're close but not quite there, tell us anyway; most groups get there once they widen the invite.
Kaaba Luum is a private, gated estate with a dedicated on-site team. Your group stays on property, and we brief you on safe transportation and the local partners we trust.
We host up to 36 guests at double occupancy. Villas have flexible downstairs configurations, so we set the sleeping arrangement to match your group rather than the other way round.
We start with an onboarding call to map the itinerary together. Around three months out you'll have another planning call with the on-site team to review details and make any changes.
Full concierge support. Private shuttle pickup, on-property coordination, excursions, and ceremonies. Our team holds the logistics so you're not managing anything in real time.
